The Sabino Springs Master Homeowners Association (Association) was established to protect the environment, maintain facilities and common areas,
enhance property values, and sustain our quality of life. Every property owner in Sabino Springs automatically becomes a member of the Association. Membership qualification is
outlined in the recorded Declaration of Covenants, Conditions, and Restrictions (CC&Rs), which are the governing documents for the community. The CC&Rs also define the
standards to which common areas are maintained, policies are enforced, and architectural control is regulated.
The Association is governed by a Board of Directors whose fiduciary responsibility is to ensure that the governing documents are objectively and expeditiously enforced.
The Board has selected Stratford Management to provide professional management services for all aspects of the daily operation of the community. Both the Board and
Stratford Management are dedicated to maintaining an open line of communication between homeowners and the Association.
2008 ASSESSMENTS
Assessments, which include the trash collection fee are $1,114 per year, with
$557.00 collected every six months. Fees are set annually. These are values for
2008. Assessments from each property owner provide the income necessary
to manage and maintain Sabino Springs to the standards chosen and expected by its residents. Assessments
are used for the extensive common area landscaping, the maintenance of exercise facilities, pool, and spa, for salaries for gate attendants and night rover, and for
road maintenance (all roads in Sabino Springs are private property). Other expenses
covered by the assessments include the payment of utilities for all common area amenities, the purchase of all applicable insurance policies, and the
administration for enforcement of the CC&Rs.
